Let’s talk about one of the most common and avoidable issues I see during final walkthroughs.
The TV mount.
If a contract says the TV mount stays, that means the entire mount stays. Including the pieces attached to the back of the TV. Without those parts, the mount can’t be used properly.
This usually isn’t malicious. Most of the time, sellers simply don’t realize those pieces are part of the mount.
The good news is this is almost always negotiable. The key is putting it in writing and being clear before closing.

Your home might have a secret problem hiding in the title. Most buyers and sellers do not discover it until it is almost too late.
I’m John Meier with Westplex Real Estate and in this video we are talking about title surprises. These are unexpected issues that show up on a title report and suddenly your closing is not so smooth anymore.
Here are the most common title red flags every buyer and seller should understand.
Liens A lien appears when someone is owed money. It may be a contractor, unpaid taxes, a judgment or an old utility bill. A lien means the home cannot transfer ownership until the debt is cleared. Most liens can be handled before closing if we find them early.
Unknown owners or heirs Someone may have been added to the deed years ago or a past owner passed away and the estate still holds interest. If their name is tied to the property they may have a legal claim. With the right documentation this is usually fixable, but you want to catch it long before closing day.
Boundary or survey issues A fence built over the line, a shed that sits partly on the neighbor’s land or a right of way created decades ago. A survey or title search will reveal these issues so we can decide whether something needs to be moved, corrected, released or disclosed.
Old mortgages that were never released
This happens more often than people think. The loan was paid off but the release paperwork never made it to the county. It is totally fixable but requires extra time.
Easements An easement allows the city, a utility company or a neighbor access to part of the property. Easements are not always a problem but you must understand what they allow and how they affect future plans for the land.
Bottom line A clean title means a clean closing. This is why working with an experienced local agent and a strong title company matters. We spot the issues early, solve them quickly and keep your transaction on track.

Yes, you can qualify with a score as low as 580 and sometimes even lower with certain FHA loans. But just because you can buy does not always mean you should.
